How it works:  

1)BuilderBnB screens all project requirements to assure that they can reasonably be completed in a standard kitchen/bath type renovation timeframe of 3 weeks "9-5" = 8 hrs x 15 days  = 64 labor hours.  These same 64 hours over 64 days = 1 hour per day on average (or more likely, 1 full 8hr Saturday per week). Projects inevitable run over time, so builders are required to complete the project to Client satisfaction within 64 days (despite 90 day residential term). Builders file a report with photo uploads upon 64 days leaving 26 days for corrections, improvements, re-touches, etc.     

2) Homeowners must specify a project renovation budget, budget agreed in advance by Builder. $1500 minimum build budget (paint, flooring, dropcloths, plumbing supplies, etc).  Suggested budget is $5,000 - $50,000 depending on quality of materials, Marble, etc.  Homeowners are encouraged to partner with Builder for shopping, designs, product selection, Home Depot Visits, etc. Should Homeowners wish (optionally) for BuilderBnB to facilitate spending, BuilderBnB works Exclusively with Home Depot for Materials Purchasing with an Account Manager assigned to manage spend on behalf of Homeowner.  

3) Homeowner will provide photographs of living environment prior to job start. It *is* ok for living space to be the same as construction space - however, this must be clearly photographed (i.e. attic, basements, garage, etc) with shared access to basic useable bathroom/shower facilities. 

4) All builds are 3 months and on a Standard Quarterly Calendar Cycle:  CY '23: Q1 (January - March 2023), Q2 (April - June 2023), Q3 (July - September 2023) and Q4 (October - December 2023).  Builders are asked to set desired locations 3 years, 36 quarters in the future.  All Builders choose Top3 Regions/locations based on per Quarter.  Homeowners are offered 3 Builders to Interview/Choose from, but no more, regardless of density of Builders in a given region. 

5) Builders set working hours as convenient to the Builder - Homeowners are permitted to be present in their home during the 90-day build term - but it is best not to be. Builders work better when not disturbed!  This is the perfect time for homeowners to be away on vacation or at a second residence.  Builders are not "working for the homeowner" Builders report to a remote BuilderBnB project manager with photos, updates, project timelines, etc. Dispite temptation homeowners are encouraged not to micro-manage professional builders. Builders will be respectful to neighbors for heavy contruction noises (power tools, saws, hammering, etc) after hours....however homeowners should NOT expect all work to be during regular business hours.  Builders have other jobs during the work day - i.e. time-consuming painting or tile work might be from 8pm to 2am.  Homeowners agree to a 24/7/365 schedule during the 90 day build, plan in advance for holidays, important events, etc as your builder has priority over your home's schedule, within reason. 

How to Get Started: 

Builders wanted! We have more projects than builders generally due to geographic constraints - Builders: if you want to travel, now is the time!  Simple post your Bio, skills summary, 3 top regions, and your maximum travel distance by Zip Code.  Multiple cities/zipcodes are encouraged.  We will match you with Homeowners. It is FREE to join our community!  You will be emailed build project listings. If you decide to take a BuilderBnB project, you will pay fixed price of: $1500 per month = $4500 for 90 days.  A credit card is charged $500 upfront, then $62.50 for 64 days.  Just like an AirBnB apartment rental - however...you get this money back! The homeowner has already paid your $1500, upfront. These funds are released back to you upon project completion, in as soon as 64 days.  Say it can't be! It's free Rent!   

Projects Wanted!  Due to demand and safety concerns, Projects are selected case-by-case and not yet publically posted for searching.  If you have a project to complete, homeowners must first completed this project form (photos of space, build budget, location, etc).  Include a telephone number and BuilderBnB will contact you for more information and an onboarding discussion.  You'll be asked to pay $2000 upfront. A build budget must been paid in advance, to BuilderBnB, only after approval from Builder.  $1500 to secure a Builder, and $500 fee for BuilderBnB for introducing the Builder.  The $1500 will be refunded upon completion - only upon a successful build! Only when you are happy with the 64 day project, your builder has 26 days to correct or BuildBnB steps in.

My name is Eric Melin - I am the Founder of "BuilderBnB" (www.builderbnb.com) which is a new and innovative way to fund real estate construction projects. I previously was VP of Business Development at PropFunds in Malibu, California where we funded and developed dozens of Commercial, Retail, Office, and Residential properties.  Do you dream of staying in a $5,000,000 Malibu Beachhouse?  The ones that AirBnB for $1000 per night?  I flew to Malibu to stay (for free) in one of these properties and an idea was born!  House-sitting and Pet-Sitting is not a new idea but why not incentivize Contractors and Builders who otherwise might not be able to afford staying in upscale residences the Opportunity to live during the construction phase.  Typically most work (plumbing/electric/etc) is first few weeks.  A BuilderBnB'er could work 2-3 weeks and live far above budget during a renovation or flip/project.
